In Europe, the construction sector accounts for 40% of the total energy consumed. Aiming to reduce the energy consumption associated with residential and services buildings in Spain, on the 13th of April the Real Decreto 235/2013 was published in the BOE, which implements the basic procedure for the energy efficiency certification of properties. The RD 235/2013 is in place from the 1st of June 2013, after this date the energy certificate is mandatory for the sale or rent of new constructed or existing households.

What is the energy certificate?

The energy certificate is a document that identifies the level of energy consumption of a property, and therefore, its energy efficiency. The level of energy efficiency of a household is measured on a scale from A to G, where A and G correspond to the optimum and the lowest level of energy efficiency respectively.

A low level of energy efficiency of a household entails higher energy costs for the occupants and higher greenhouse gas emissions to the atmosphere. On the contrary, a high level of energy efficiency yields to important reductions in energy costs for the occupants and a reduction of the environmental impact associated with the building, while the level of comfort for the building occupants is kept optimum.
The level of energy efficiency of a property can significantly affect its value in the real state. Consequently, the energy certificate must be carried out by qualified technical certifiers with a broad experience in the field to ensure that your household receives the energy certificate that really deserves.

 

 
When is it mandatory to obtain an energy certificate?

From the 1st of June 2013, the energy certificate is mandatory for all properties for sale or rent which do not have already a valid energy certificate. The energy certificate and its correspondent energy efficiency label are valid for 10 years. The energy efficiency label must be included in any offer, promotion and advertising of sale or rent of the property.
 
The RD 235/2013 does not include properties such as protected buildings and monuments, provisional constructions and industrial buildings among other cases.

Do you need an energy certificate?
